It is hard to believe it’s already June! This year is flying by, but that will change because once the summer heat kicks in, it feels like it will never end 🤣

May was a busy month, full of adventures, lots of tacos and more families into new homes.

Super excited for my mom and Amerie, they left last week on their trip to Taiwan and Japan. It will be quite the adventure.

Food!

Hit up the Tacos El Rojo truck in Glendale over the weekend—set up in a tire shop lot off 54th Ave & Bethany Home with outdoor seating under a tent.

Tried the carne asada (smoky, grilled perfection) and the al pastor with that creamy green salsa—so good. Tortillas were 🔥 too.

Worth the stop, and I’d go back just for the pastor alone.

How’s the market?

Let’s look at some data.

  • 4,358 homes sold in Metro Phoenix in April. This is an 3.46% decrease from May 2024.

  • Price per square foot was $265.48 a 1.39% decrease from 2024.

  • The average sold price was $515,841 a decrease of 1.45%.

Lots of stories in the news the past month about increases in housing inventory, and discussion about the current status being a ‘buyer’s market.’

Yes, the number of homes for sale in the Phoenix Metro area, in all price ranges, has increased quite a bit in the past year. In June of 2024, there were 11,089 single family homes for sale, and now there are 16,133 single family homes on the market. This is a 45% increase.

Looking at the data in the chart (which does not include luxury homes priced over $1 million), if you compare the number of homes sold to the number of homes currently for sale, there are three ‘months of inventory’, which is the time it would take to sell all of the homes on the market, at the current rate if no more homes became available.

Typically, 4-6 months of inventory is considered a normal, or balanced market. In my opinion, we are a long ways from a ‘buyer’s market’ which would require there to be two times as many homes for sale as there are now.

What does this mean if you’re considering buying a home today? Yes, there are more homes for sale, but for now all it means is you will have more options to choose from and potentially less competition for a home you like. Plus you may have the opportunity to negotiate a better price or seller concessions. It likely does not mean you will get huge discounts off of the list price.

Odds & Ends

I firmly believe that buying a house at a young age is one of the absolute best things you can do. Will owning a house make you “rich?” Of course not. But it lays a financial foundation where every month you’re building equity in SOMETHING.

This is not insignificant.

Making progress towards a goal is addicting (in a good way), and it eventually shows up in other areas of your life. The younger you learn this, the better.

More important than the money itself is the mindset this habit unlocks. Every goal in life worth pursuing is going to take a long time….and it’s going to require ongoing consistency more than temporary intensity. Too many people are trying to get rich quick when they should be focused on getting rich slowly.

In any endeavor, the price of success is usually just doing the same boring things over and over again….that most people aren’t willing to do. This is what creates results in the gym, in business, and ultimately in life.

This is why cultivating the emotional discipline to pay a monthly mortgage is one of the best things you can do for yourself.

It’s more than a mortgage, it’s about the type of person it helps you to become.
