🌮 Valley taco lovers, listen up! 🌮

One of my go-to spots, Calitacos AZ, is seriously the BEST. Their pastor tacos are and everything tastes so fresh. I also recommend their carne asada fries and the Cali Burrito.

But can we talk about their deal?! 3 tacos, rice, beans, and a drink for only $7.99?! You can't beat it! *** Pro Tip ask for a side of grilled onions *** And guess what?! They just opened a NEW location in Glendale, off 75th Ave and Bethany Home Rd!

The coolest part? They have a DRIVE-THRU! Seriously, if you're in the area, you HAVE to check them out. You won't be disappointed!

📌 Credit scores.

Fortunately or unfortunately, they are the first cut for deciding whether or not you will get a mortgage.

Obviously, your income has to line up with your mortgage payment, but without acceptable credit scores, you won’t get a loan! ⚠️

Most lenders use your middle score. Each of the three credit bureaus has its own scoring system and therefore, you have 3 separate credit scores. Lenders will throw out the highest and lowest and use the middle one. This score really needs to be a 580 at the minimum. 🗂️

So, how do you know what your credit scores are? I personally use Credit Sesame and Credit Karma. 📱

These are considered “educational” scores and will not line up exactly with a “mortgage” score, but I have found that they both rise and fall consistently.

For example, if a lender pulls a 580 and your Credit Karma shows a 620, you need a 40-point increase. Most of the time, when your Credit Karma score gets to 660, the lender will also get very close to that same increase.

How’s the market?

I get this question all the time, how’s the market? Well, let’s look at some data.

  • 4,416 homes sold in Metro Phoenix in April. This is an 7.46% increase from April 2024.

  • Price per square foot was $267.30 a 1.03% decrease from 2024.

  • The average sold price was $513,013 a decrease of 1.91%.

What does it mean though? Prices continue to remain flat as we head into one of the busier times of year. You may be seeing articles online or in the news about more homes coming on the market ‘and no buyers to buy them.’ This is simply not true.

Yes, more homes are on the market, there are currently 28% more homes for sale than in January of 2025. The number of homes under contract to purchase has more than double since January as well.

For now the increase in the number of homes for sale is equating to more homes to see and choose from. The increase in supply and demand, have not impacted home prices thus far.
