There’s this place I go to, Asadero Pitic, it’s like a mile from my house, and it’s hard to argue with tacos that close.
My go-to tacos are the carne asada, chicken, and tripa. Honestly, the chicken tacos are some of the best I’ve had, they cut up grilled chicken breast and it’s fantastic. The carne asada has that good grilled flavor, and the tripa comes out nice and crispy.
The pastor is different, it’s not trompo style like you usually think of, more like marinated pieces they throw on the grill. Still good, just not my main reason for going.
If you go, try the chile ribs too, those are actually really good.

The TLDR:
Buyer Power: No more bidding wars; you have real room to negotiate price and repairs again.
Market Stability: Financing has leveled out, making this a much more predictable time to plan a move.
More Choice: Inventory is up 9% over last year, giving you the best selection we’ve seen in a decade.

The data
3,456 homes sold in Metro Phoenix in February. This is a decrease of 1.08% from 2025.
The average price was $514,996, a decrease of 1.08% from 2025
Price per square foot was $263.15, a 3.00% decrease from 2025.
Days on market was 77, an 8.45% increase
What does it mean?
January is typically a slow month for closings as the holiday season usually leads to more deals coming together. February is usually when deals start closing that went under contract after the holidays.
The data is very similar to last year, but interest rates are almost 1% lower than they were then, which means affordability has gone up, which is a good thing. March will be a better indicator of the health of the market and if the market is beginning to shift in one direction or the other.
Market Pro Tip:
If you’re a buyer, don't just look at the sticker price, ask about seller concessions. With inventory rising, many sellers are now willing to cover closing costs or buy down your rate to get the deal done.
