Food!

Guys, I'm really excited I met another Tamale Lady here on Facebook! This is Sandra Banda with Sandy's Tamales in Tolleson and she delivers when you order 3 dozen or more, which is pretty awesome. Her tamales are so good, I can't wait to share them.

Text Sandy at 602-545-4308, tell her Aaron sent you 🙂 If you order three dozen or more she will deliver.

Let's put the social back in social media!

Serious question: Do you put olives in your tamales?

Sometimes I wish loans and real estate were like those Hallmark movies you see around Christmas time.

Everything would be perfect and predictable. There would be no uncertainty. You'd know there is always a happy ending. The homebuyer would have an 800 credit score. They’re moving from a big city to a charming small town. The home is vacant and there are no issues with moving deadlines. The buyer has plenty of savings, almost zero debt, and they're working in a high paying job that they love. The house is in perfect condition (and the inspection is so flawless the home inspector is finished in just 20 minutes). The realtor calls me a few days before closing not panicked or angry....but simply to tell me he appreciates my hard work and loves my haircut. The underwriters rents one of those planes that spell messages in the sky with white smoke. The message they spell out above our office in the morning sky says CLEAR TO CLOSE AARON, WE LOVE YOU. As the plane flies away, a beautiful gift wrapped box parachutes down to Earth and lands on my doorstep. I open it up, and it's a platter of fresh tacos. They're still warm! Wow, the underwriters really love me. We close in less than a week and everyone is happy. The Arizona Cardinals win the Super Bowl.

Like Hallmark movies, this is completely unrealistic. Random things almost always go wrong. That's why you need an EXPERT loan officer to guide you through the process.

That's me 🙂

Is it time for a mortgage check up?

If you have been in your house for a few years, or even longer, it may be time for a mortgage check up. It is easy to get in the routine of making the payment each month, and the years pass by.

Things change, rates go up and down as do home values. Like changing the batteries in your smoke detectors, knowing where you stand with your mortgage, rate & equity is a regular home maintenance item.

How’s the market?

Let’s have a look at what happened in the Phoenix market in November.

  • 3,280 homes sold in Metro Phoenix in November. This is an 4.63% increase from November 2025.

  • Price per square foot was $261.70 a 2.06% decrease from 2024.

  • Days on market was 72, a 16.13% increase from 2024.

Activity here in the greater Phoenix market remains relatively flat. Prices are down slightly, but nothing to be concerned about from just a one month snapshot.

There has been lots of talk online of a ‘buyer’s market’ however, the number of homes for sale has been pretty consistent around 3-3.5 months of inventory available for sale. Yes, the number of homes for sale is up from where it was a few years ago, but what we have today is still below historical norms. If the inventory starts getting closer to 5 months, then we can start to think about calling it a ‘sellers market.’

What does all that mean for a buyer in today’s market? You likely won’t see a big discount, but many buyers are able to negotiate favorable deals, which may include credits from sellers which can be used towards ‘buying down your rate’ which means you’ll have a lower interest rate and a lower monthly payment.

Congratulations 🎉

This ones a good one! Jonathon just picked up an awesome property with a casita, here in Central Phoenix... however he told me he's almost more excited about the Ninja Foodi cooker.🤣 This is his 3rd home with us and I'm so grateful for repeat clients and relationships like this. Congrats, my friend!

Shout out to his real estate agent Shane Saunders for helping him sell a property and negotiating a great deal on this beautiful property.

PS. If you're thinking about buying a home but not sure where to start call me, AA the Loan Ninja! 🤣

Helped my guy Tyler with a quick and easy VA refi and now he’s skipping a whole mortgage payment. Lower payment AND extra Christmas money.

How's that for a Christmas bonus?

Thankful for our Veterans, y’all deserve every blessing. 🇺🇸🙌
