Had some friends in town, so I took them over to Tacos Chiwas for tacos!

It's one of my personal go-tos. Great spot right off Indian School Road, delicious tacos and really fun atmosphere! Since it was late afternoon, this time I just ordered the carne asada taco and tacos chiwas taco with beef, ham, jalapeños and anaheim chiles. Super good!

How’s the market?

Let’s look at some data.

  • 3,754 homes sold in Metro Phoenix in July. This is a 1.02% increase from July 2024.

  • Price per square foot was $261.78 a 1.66% decrease from 2024.

  • The average sold price was $509,568 a decrease of .80%.

Looking at the data, the market is pretty much the same as it was in July of 2024. It is taking two weeks longer to find a buyer on average, but the number of sales and pricing metrics are unchanged.

The agents I talk to have all said they have client’s who are waiting of retest to come down, which could lead to an interesting fall market as rates have dropped to their lowest level in the past 10 months.

If we start to see a lot of buyers ‘getting off the fence’ and starting their home search, this could mean higher prices in the near future as demand shifts upward.

If you are among the group of people on the fence, we should talk. The opportunity to take advantage of falling rates may be a brief window of time, it is best to be prepared in advance, and take action when the right house presents itself.
