Los Piños - Authentic Sinaloan Breakfast in Avondale
If you haven’t been to Los Piños yet, you’re missing out on one of Avondale’s best hidden gems. Located on 108th Dr. and Lower Buckeye, this authentic Sinaloan-style breakfast spot is open Thursday through Sunday from 8:00 AM to 12:30 PM, and trust me, it’s worth making time for.
Owners María Hernandez and her husband have done an incredible job creating a warm, outdoor venue that feels both inviting and authentically Mexican. The food? Absolutely amazing. They start you off with coffee or café de olla — a traditional Mexican-style coffee brewed with cinnamon and piloncillo, and it sets the perfect tone for the meal.
On my plate was machaca, frijoles puercos, calabacitas, queso, an egg, and a corn tamale, everything cooked perfectly and full of flavor. My friends who go there often swear by the birria and enchiladas, so those are definitely on my list for next time.
Los Piños also has a pancake breakfast for the kids and a fun playground area, making it a great family spot. The service was amazing, the staff was friendly, and everything was spotless.
I’ll definitely be back, and if you’re looking for a new local breakfast spot with real Mexican flavor and great people, Los Piños is the place to go.

Interest rate news
Mortgage rates saw their biggest day-over-day decline of the past several weeks in response to unexpected news regarding additional tariffs on China. Trump had previously been scheduled to meet with China's President Xi in 2 weeks, but today said there was no reason to do so and that the administration is currently calculating a massive increase in Chinese tariffs.
Stocks and bonds immediately responded with the former moving lower and bonds rallying. When bonds rally, interest rates move lower, all else equal. Mortgage lenders use mortgage-backed securities (MBS) to determine what rates they can offer. When bonds move enough during the course of a day, mortgage lenders can reissue higher/lower mortgage rates. Today's big mid-day rally is resulting in fairly widespread improvements.
The net effect is an average 30yr fixed rate that is now as low as it's been since the September 17th Fed meeting. For context, today's rates are only a hair lower than they were on October 3rd.

How’s the market?

What about the market in Phoenix metro? Let’s look at some data from September 2025.
3,734 homes sold in Phoenix in September. This is an 11.06% increase from September 2024.
Price per square foot was $260.67 a 1.31% decrease from 2024.
The average sold price was $514,623 a decrease of 0.30%.
I think the Phoenix market data is a better indication of what is really happening in the market. Things are very balanced and not much is happening in regards to prices, going up or down.
Buyers and Sellers are in a bit of a staring contest. Seems everyone is waiting for rates to come down, buyers want lower rates and monthly payments, sellers are holding on to the believe prices will go up once rates drop.
