How’s the market?

Let’s look at some data.

  • 3,632 homes sold in Metro Phoenix in August. This is a 5.32% increase from August 2024.

  • Price per square foot was $260.18 a 1.82% decrease from 2024.

  • The average sold price was $513,131 a decrease of .57%.

Looking at the data, the market is pretty much the same as it was in August of 2024. It is taking two weeks longer to find a buyer on average, but the number of sales and pricing metrics are unchanged. This sounds familiar, because the data is basically the exact same as it was for July!!

The market is holding steady, prices are mostly unchanged. Hearing from agents that more of their client’s are beginning to consider jumping back into the market. Interest rates being at their lowest points in almost a year has been in the news and I believe that has caught the attention of a lot of potential buyers.

If you are among the group of people on the fence, we should talk. The opportunity to take advantage of falling rates may be a brief window of time, it is best to be prepared in advance, and take action when the right house presents itself.
